What’s the difference between a Market Appraisal and a sworn Valuation?
A market appraisal is an opinion provided by a real estate professional supported by sales evidence that takes into account the special features and benefits of your home. Market appraisals have no legal standing and are intended for use as a “pricing guide” only.
A sworn Valuation has legal standing. A qualified Valuer is employed to provide a definitive value. Reasons for a sworn Valuation include formal property settlement, obtaining finance from a lending institution or establishing the value of a deceased estate. A Court may also order a sworn Valuation as part of a dispute resolution process.
